No, in general, buyers won’t make an offer on a listing they perceive as overpriced. There are many reasons for this. Overall, buyers in Los Angeles won’t even go see houses that are overpriced... they generally skip right past them. If they do see the house in person, they are HYPER-critical... and leave thinking the house will never sell at the price it’s listed for. Some buyers think they will have more leverage once the house is on the market longer. And others don’t want to disappoint or engage with an unrealistic seller.

The three things that we see bring the most value, over and over again, are 1) new paint and lighting fixtures - neutralizing and/or freshening an older paint job and swapping out some lighting fixtures go a long way to “contemporizing” a home without going overboard, 2) new landscaping - freshening the landscaping front and back is a cost-effective way to upgrade the buyers experience, and 3) staging - as much as you LOVE your furniture, most homes benefit from a unified, fresh stage.... taking personal objects away, and helping the buyer see themselves in a space. The short answer is NO. If you have good reasons not to want open houses... privacy, convenience, or not wanting neighbors to come, open houses may not be necessary. If keeping nosy neighbors away is a priority, we can just do “broker’s opens”, and limit attendees to agents and their clients.

Whether you move out of your house is totally up to you. And the answer depends on what you prioritize: convenience or price. Our experience shows that there are myriad reasons why a house without its owner “in residence” sells better. First, it’s much easier to have the house "show ready”... things like fresh laundry, a running dishwasher, or even a fridge filled with food can influence a buyer in subtle ways that deter interest. This may sound esoteric, but an owner's energy can sometimes be so strong that buyers can’t imagine themselves in a home. And a well-staged or highly styled home, devoid of closets full of an owner's belongings, clears the way for buyers to make their highest and best offer. We’ve seen it too many times to ignore.

The best time to sell is when YOU are ready. Sure, we avoid obvious holidays like pre-Thanksgiving or launching on July 4th weekend, but we sell lots of homes year-round in LA. The “best” time should be dictated by you and your schedule, not the calendar. Sure, nationally, the most homes are sold in the Spring, and that certainly is a good time to list. But you’d most likely be faced with the most competition from other home sellers at that time. Either way, we are careful to leverage off-market (Private Exclusive) campaigns when it makes sense.

The advantages may be that you can ask for a higher price off-market, and not be hurt by "days on market” with no sale. This is a way to “test” a price, without going all in. It’s also a way to be discreet... neighbors and friends won’t know you’re “for sale”. There is also something about a buyer's willingness to pay top dollar for the “exclusivity” of buying something not available to everyone else. We’ve observed this phenomenon across the watch, car, and art markets.
Potential disadvantages are that you may never know what the house would have sold for had you “launched wide” (on the MLS, Redfin and Zillow). You have to be secure that you won’t regret “leaving money on the table”. There is a widely held belief that the more people who see a house for sale, the more likely it is to sell at its highest price.
